Estate planning, including wills, trusts, power of attorney, advance care directives and community property agreements. Depending on your circumstances, you may not need a Will to ensure that your estate is distributed according to your wishes. For instance, married couples can execute a Community Property Agreement that will automatically vest all property they own in the surviving spouse. Washington State now allows people to execute a Deed that transfers their real property upon death. Such a deed does not affect title or prevent  a sale of the property and only becomes effective upon death and avoids probate.

Effective January 2022 Washington has eliminated Third-Party Custody litigation in favor of Guardianship of a Minor. Your Tenants have gone bad

The rules in Washington state regarding landlord/tenant disputes have dramatically changed. The eviction moratorium in Washington State ended on June 30, 2021. New laws were passed in April and May 2021 giving low-income tenants the right to court-appointed attorneys for eviction defense, requiring “just cause” for eviction, and setting out requirements for repayment plans and mediation for nonpayment of rent.
